We charge £250.00 including VAT on account of searches at the outset and confirm that all searches will be charged at cost with any shortfalls/surpluses will be dealt with immediately prior to completion.
The stamp duty land tax is quoted on the basis of a residential main home purchase. If the property being bought is a second property further stamp duty may be payable. If you are a first time buyer you may either pay no stamp duty land tax or a reduced amount
This is the fee payable to the Land Registry to register ownership. A doubled fee will apply if the property you are buying is not registered at the Land Registry or you are buying just part of a property e.g. a new house from a builder.
If you are selling you may have to pay a fee to the landlord for information about payments of rent or service charge. The fee varies acording to who the landlords are.

If the property you are purchasing is shared ownership, we will charge an additional fee of £100 plus VAT. This is for the additional work in reviewing the shared ownership lease, reviewing documentation from the management company/shared ownership solicitor and dealing with any additional requirements set out by your lender in your mortgage offer.
Upon completion we will be required to pay the balance required to redeem any existing mortgage to your lender by same day transfer. Our fee for admin work associated with this service is £30 plus VAT. If there is a surplus due back to you, and you require this by way of a same day transfer, a further admin fee of £30 plus VAT will be payable.
If you are likely to be absent when documents need to be signed we can prepare a power of attorney to allow documents to be signed whilst you are away by e.g. a friend or relative. The cost is £70 plus VAT.
If you require an agreement drawing up as to shares in the property we would charge between £70 plus VAT and £150 plus VAT depending on the complexity of the agreement you require.
